Even though I am big on paying as little as possible to obtain a mortgage loan there are some situations where it might be ok to pay extra. Here a few examples:

  • If the clients absolutely know or trusts that they will keep the loan for many years and expect rates to go up.
  • If a client must buy down the interest rate to qualify for a deal.
  • If someone else is paying the points and costs.
  • Special Circumstances like rebates on goods purchased now or in the future.
98.6% of borrowers who pay extra costs or points to secure a lower rate do not keep their mortgage long enough to justify the extra costs (source: Freddie Mac).  This why it is very rare that I put together a mortgage for a client that involves paying points to buy down the rate.
